Tenants Liability Coverage
 
I am looking for Tenants Liability Coverage but I've heard that policies vary greatly in terms of what constitutes a covered loss. What should I be looking for if I am renting out office space?

Whether you rent an apartment, a condo unit, as a tenant, you share some of the same insurance needs and potential liabilities as a homeowner. Your landlord's property insurance does not cover your personal belongings such as furniture, televisions, computers, clothes, jewellery, etc. that's why you need to protect and cover yourself financially by the help of tenant insurance.

Have to cover yourself.
 
If you are renting an office space, you have to get insurance if you have anything of value in your office space. It's better safe than sorry. Your landlord's policy is not your own, bottom line is when something happens, landlord will protect themselves first.

I am required to hold 'general liability insurance' in order to lease my office space. This is so the landlord can cover his butt in case one of my clients is injured in the building. If you need to insure anything in your office, you can purchase additional insurance to cover it.

Tenant's liability insurance covers the damage caused by any accident to your landlord's property. It includes furniture, fittings, fixtures, etc.

When you rent a furnished property, you may be responsible for insuring the landlord’s furniture and other contents. if you have a Tenant's liability insurance This means that if the landlord's furniture or fixtures and fittings are stolen or damaged accidentally whilst in your care the policy will cover your expenses.

Really depends if you are the sole owner or you are under a sub-leasing contract. Either way insurance is mandatory, both for your and your tenant's protection and peace of mind.
